Financing Questions

Have a question involving home financing? Next Duty Vet does not offer mortgage products. For veteran financing questions, visit Viador Partners.

Next Duty Vet is an informational publication. It covers property-tax exemptions, veteran benefits, and the recurring costs of owning a home, and it is written to be useful whether or not you ever borrow money. Nothing published here is an offer, a quote, or a recommendation to take out a loan, and no page on this site is designed to route you into one. That separation is deliberate: guidance that is quietly selling something is worth less than guidance that is not, and readers can tell the difference.

Mortgage lending is a separate, licensed activity, and it happens somewhere else. Chad Evers is a licensed mortgage loan originator (NMLS #2822744) and originates through Focus Home Mortgage Inc. (NMLS #2769672) — but that work lives at Viador Partners, not here. If your question is genuinely about financing, that is where it should go, and you should expect to be treated as someone evaluating a decision rather than someone being closed.

If your question is about an exemption, a filing deadline, a rating, or what a rule actually says, that is what this publication is for. Start with our property-tax overview, your state page for Florida, Ohio, Tennessee or Maryland, or The Duty Station Brief for what changed this month. How we source and review that work is set out in our editorial policy.
